A boutique hotel in the heart of York just a 10-minute walk from York Minster. The building is a Grade II Listed Regency townhouse with sash windows, high ceilings, a sweeping central staircase, and ivy around the door. Inside you’ll find pantries stocked full of treats, great restaurant food throughout the day, drinks from the bar and a spa centred on bespoke therapies. There’s 39 bedrooms, including three suites that are dotted around the building’s three floors. Each one has its quirks courtesy of the building’s heritage detailing. The rooms feature a flat-screen Smart TV, tea/coffee making facilities, an iron and hairdryer in the wardrobe. The spa sits down in the arches of the cellar. It’s a cocooning world of bespoke wellbeing experiences. There are five treatment rooms, including a room for two. And a soothing space for post-treatment relaxation. And the chefs craft dishes from breakfast through to supper and the bar team serves all day. GuestHouse are passionate about creating special experiences and for those wanting to book a larger space, No.1 is home to The Bootham Room, a private dining space, ideal for a larger family lunch, weekend get together with a dozen friends, or a celebratory event. A paid private car park is located on site. York Railway Station can be reached in 15 minutes by foot.

Lovely hotel in a perfect part of the city; far enough away from crowds but close enough to be able to practically roll out of bed and into a coffee shop, pub or attraction. Staff were very helpful and we loved the little touches in the room, including fresh mineral water every morning, the cool decor and the record player, and let's not forget that wonderful shower. My only minor complaint was the slight noise in the morning, but as this is an old Georgian property I don't expect it to have perfect soundproofing. If like me you're a light sleeper and need your zzz's in the morning, I'd recommend come armed with some earplugs in case you get disturbed by it.

I visited the Spa at No 1 and had an absolutely fabulous massage from Sophie the Therapist. Stunning. Peaceful setting and incredibly relaxing and thorough massage treatment tailor made to my specific requirements. Wonderful bespoke play list and oils. Would totally recommend!

Amazing hotel ! - wonderful rooms, comfy beds, wonderful food and friendly staff. We had a fantastic weekend at this beautiful hotel, only a few minutes walk from York Minster and the lovely city of York. We would recommend this hotel without hesitation.

We’ve just returned from an excellent weeks break at No 1 Guesthouse and as on our previous visits, we were made to feel special throughout our stay. The staff are helpful and friendly and always go the extra mile to ensure that guests have the best experience. The breakfast menu is extensive with an excellent choice of dishes all of which are delicious and served by a great team of restaurant staff. The spa is a hidden gem in the hotel basement and my massage and facial made me feel so relaxed. Thank you Sophie for the brilliant treatment! We enjoyed a superb afternoon tea in the Marmalade Lounge which looked wonderful and tasted fabulous and again, the service was great. Thanks have to go to the housekeeping team who do a fantastic job in maintaining high standards of comfort and cleanliness in the guest rooms and public areas. York is a wonderful city, with so many things to see and do, and the hotel is in a great location for exploring the many sights on offer. A big thank you to everyone for looking after us so well and we can’t wait to return to “our No 1”.

A beautiful building renovated to a lovely standard. Room was nice with a four poster, record player. Bed very comfortable but I have to agree with a previous reviewer on the soundproofing. We could hear our neighbour coughing & snoring & their TV. It didn't spoil the stay too much. We enjoyed a drink in the bar & a lovely meal in the restaurant. Breakfasts were excellent too. Easy walking distance to the city centre.

Excellent food, staff and accommodation. Restaurant the Pearly Cow menu rather limited so we ate out 2 nights. Wine list brief and of a curious structure. I am sure we will be back though. Hotel very well located for York Centre. Fifteen minutes walk from the railway station.

A late birthday and anniversary treat. Friendly, smooth check in. The room was awesome! Huge four poster bed, record player, dolls house hiding drinks station was so cute and in keeping with the room. On to the pristine, top notch bathroom with large deep bathtub and luxury planet friendly toiletries. A quick potter down the corridor to the pantry for snacks, I was like a child in a sweet shop ! A great place to chat with other guests and share our delight at such a fantastic idea. Back to the room listening to vinyl whilst eating ice cream in a bubble bath was pure bliss. A big thank you to all the staff who had time to ensure our stay was amazing. It's going to be my number one place to go to for relaxing and recharging.

We visited the hotel & spa to have some time to switch off and we got just that! An amazing hotel with friendly & attentive staff at all times. From making the initial enquiry to booking & even before arriving receiving a welcome email ensuring they could make our stay the best possible, it's the little things and they have nailed it here at No1. Check in was quick explaining everything we needed to know, showing us to our room and explaining everything about the hotel. Room was lovely clean and had some really nice touches including the record player & house with tea/coffee in. The pantry is another little thing this hotel does (all included in stay) and it's well stocked with some special treats. The bar was nice & cosy some really nice drinks and well looked after. Breakfast was lovely in the pearly cow with a good selection for anyone to enjoy and even with the menu we were able to make a change to food which wasn't a problem. The spa did exactly what we expected and we left feeling refreshed & relaxed. I couldn't call out one member of staff as everyone in the hotel was exceptional and made the visit one to remember. Can't wait to return ☺️

What a hotel!! We spent 3 nights there in late february. We arrived by train, and the hotel provided a free luggage-bike to pick up our luggage at the train station. Our room was beautiful decorated, with a comfortable bed, coffe machine, and even an LP-player! Very friendly stoff, good drinks in the bar, and great food at the hotels restaurant, the Pearly Cow! Short walking distance to the city center. One of the best hotels I have ever stayed at! Would highly recomend!

Firstly, I cannot fault the staff. The wine in the bar was delicious, and the beds very comfortable. Clean, bright and airy room, with little to no noise from outside. However. There's so little sound proofing between rooms - we were woken at 8:30am on the weekend by cleaners moving furniture around next door and above us, and singing. Then at 1am the next day/night, we were woken by rowdy guests in the hallway outside. (We were positioned by the 'pantry'.) While I fully accept the hotel can't accommodate for the behaviour of guests, there's no getting away from the fact that the walls are paper thin. Avoid if like me you're a light sleeper! It sounded like our next door neighbours were lobbing bowling balls during the night, and the creaky floorboards... oh my! Perhaps just as bad is that the Wi-fi is intermittent, insecure and generally pretty dire. Not good if, like me, you have some work to catch up on during your stay! All in all, for me, I'm afraid not worth it for the price. Some lovely touches, but not enough to redeem it.
